Leak detection in Toronto — we find it without tearing up your house

Acoustic, thermal and pressure testing to pinpoint hidden leaks in walls, floors and slabs. One small opening instead of a wrecked room.

Symptoms

What are the signs of a hidden water leak?

Most hidden leaks show up as one of these long before water is visible.

Water bill jumped

No change in habits but a bigger bill usually means water is going somewhere you cannot see.

Meter moves with taps off

The clearest test there is. Turn everything off and watch the meter.

Stains or bubbling paint

Discoloured ceilings or blistering paint under bathrooms and kitchens.

Musty smell

Persistent damp smell in one room or cabinet points to a slow leak nearby.

Warm spot on the floor

A hot-water line leaking under a slab shows up as a warm patch.

Low water pressure

A leak in the main supply drops pressure across the whole house.

How we do it

How do we find and fix a hidden leak?

Locate first, open second, repair at a fixed price.

  • Meter and pressure test to confirm there is a leak and which line it is on.
  • Acoustic and thermal imaging to narrow it down to a small area.
  • One access opening, not a demolition.
  • Repair or reroute with copper or PEX, quoted before we start.
  • Report and photos for your insurer.

Pinhole leaks keep coming back?

On older copper, repiping the affected section with PEX is often cheaper than repairing leak after leak. We show you the numbers for both.

FAQ

Common questions

How much does leak detection cost in Toronto?

Most residential leak detection visits cost $250 to $450. That covers locating the leak with non-invasive tools and a written finding. Repair is quoted separately at a fixed price before we open anything.

How do you find a leak without opening walls?

We use acoustic listening equipment, thermal imaging and moisture meters, plus pressure tests on the supply lines. Together they pinpoint the leak to a small area, so we open one spot instead of a whole wall.

My water bill jumped. Is it a leak?

Possibly. Turn off every fixture and check your water meter. If it still moves, water is leaking somewhere. Call us and we will find where.

What are pinhole leaks?

Small holes that corrode through older copper pipe from the inside. One pinhole usually means more are coming, and repiping that section is often cheaper than chasing leaks one by one.

Is leak detection covered by insurance?

Often the resulting water damage is, while finding the leak may be too. We give you a written report and photos your insurer can use.

Water where it should not be?

Shut off the main valve if you can and call. We will tell you what to do next.
